Satisfaction is often contingent on one important part of the planning process – a good scope of work.

This is one of the most important steps when negotiating your price and deliverables for a project. The scope of work is a detailed drawing and/ or written specifications that will verbally describe the work to be performed. This detailed definition of the work scope is distributed to the qualified bidding contractors.

When you begin your process with your contractor, you should make sure the drawing from your architect and the specifications from your contractor go hand in hand, complementing each other.  If there are disparities between the two you may end up disappointed as one or the other did not plan to your requirements.

It is extremely important to the contractor that the scope of work be clearly defined, especially during the bidding process. These documents help to ensure the contractors are bidding apples to apples and reduce confusion when reviewing construction prices.

The scope of work can be a collaborative effort between the homeowner and contractor or provided by the homeowner or the contractor. It will typically include a project overview, deliverables and schedule.

A renovation is considerably different than new construction and as such, the scope of work will adapt to the type of project you are contracting.

Poor planning and less than adequate scope can affect your project greatly. Some of the most common problems from this are work stoppage, many change orders, blown budget, unsatisfied parties and worst-case scenario, liens and court involvement. Here is a short checklist to determine whether you have a complete scope of work:

  • Identifies the contractor’s responsibilities.
  • Provides precisely contract objective and project requirements.
  • Provides enough details to estimate labor costs.
  • Includes a contracting method and the payment schedule.
  • It has only one interpretation.
  • It explains standards, regulation and special contract requirements.
  • It presents in a clearly manner all related task, duties and limitations to obtain expected results according with the project goal.

In some cases there may be changes to scope during life of project. This is normal and a change order is common practice to account for these changes. However, these should be an exception and not the norm. In fact, the more complete your scope of work is from the start, the lower the likelihood you will need a change order.
